1. The Challenge: Neutralizing “Physical Distance”

International owners and asset management firms of Japanese facilities often struggle with remote property management and asset realization due to geographical constraints. The property—a sprawling former corporate retreat on Mt. Rokko—boasted unmatched views of the Kobe coastline. However, its remote location and complex 20+ person capacity made it difficult to market through traditional property listings. Overseas buyers and busy corporate executives found it time-consuming to visit the site, leading to a year of market stagnation. The client, Royal Estate, needed a way to bring the “input-scale Rokko Experience” directly to the boardroom via premium real estate photography and video services.

2. The Meidansha Solution: High-Fidelity Data Extraction

We developed a two-part digital entry point that removed the friction of the property’s location:

Real Estate Drone Video Cinematic Introduction:

We utilized 4K drone cinematography to capture the estate’s unique relationship with the landscape. By showcasing the south-facing sea views and the north-facing mountain vistas, we established the “scarcity value” of the location before the client even stepped “inside” the digital twin.

Matterport 3D Digital Twin:

Once the viewer was engaged by our real estate photography and video team’s drone footage, they were transitioned into a millimetrically accurate 3D model. Our integrated workflow allowed potential buyers to navigate the complex layout—including dormitory-style rooms and private suites—at their own pace. This converted a “confusing” floor plan into an understandable, manageable asset.

High-Intent Lead Filtering:

By providing a comprehensive virtual tour alongside architectural stills, we built a digital infrastructure that bypassed standard listing limitations. Instead of relying solely on third-party portal traffic, these high-fidelity visual assets drove direct, high-intent engagement to Royal Estate’s official channels.
