1. The Challenge: Managing Complexity from Afar

For this chemical lab, the client required a comprehensive 3D record to plan future upgrades without disrupting daily operations. The facility was located in a high-density urban zone, making exterior measurements and structural verification a significant technical hurdle.

2. The Meidansha Solution: High-Fidelity Data Extraction

We neutralized the risks associated with outdated documentation through a specialized “Data-First” approach:

  • Zero-Downtime Deployment:

    To avoid interfering with sensitive laboratory workflows, we performed the entire site capture during a national holiday.
  • LiDAR-Powered Accuracy:

    Using the Leica BLK360 G1, we bypassed the space constraints of the 100% building-to-land ratio. By deploying a custom horizontal scanning technique from windows, we captured structural thickness and exterior data with millimetric precision.
  • Multi-Tier Scan-to-BIM Deliverables:

    We delivered a dual-layered solution. A Matterport Virtual Tour for visual reference (allowing stakeholders abroad to inspect ducts and equipment remotely) and a Professional BIM Model for engineering and construction planning.
  • Bilingual Coordination:

    All communication, from initial site-logistics to the technical hand-off of Revit files, was conducted in English, ensuring total clarity for the international client.
